Reputable Property Management Company for Intown Atlanta property?

I would like to solicit for recommendations re a reputable property management company to manage an intown Atlanta property. What do I mean by reputable? A company that delivers on it's commitments, charges a fair, yet competitive rate, and has a track record of at least 5 years. Am I asking too much? If so, please tell me.


P.S. This is my second question on Trulia and I am VERY impressed with the quality of the responses. So thanks in advance for some great answers!!

Cooper Brown based out of Midtown has done great work for some of my clients. For large community management ...I have worked with CMA Community Management Association. Both of these companies have proven to be very reputable in the Intown Atlanta Areas!

Intown, I'd go with Andy Ritan - http://www.AndyRitan.com with KW Metro Atlanta you can tell by the docs at his web-site - The other 'buttoned-up' company mentioned takes a miracle to get calls returned - even when you're trying to send them business... truly amazing!

Wow! Sounds like Lithomax has had some pretty poor experiences in GA real estate. I would have to personally disagree with your last statement though. Just because you have had some bad experiences does not mean all of the thousands of licensed Realtors in our state are "the least professional real estate people" you have come across. We are only a small company but we successfully manage our own rental investments in North Fulton and several properties for other clients. We require secure funds for deposits and first months rent in order to protect our clients. We also ck credit, verify income and references. All of this information is passed on to our client and approved before a tenent is allowed to move in. You could probably call any one of my current or past clients and get a stellar review of our service.

Sorry you made some poor choices and had some bad experiences but please don't lump us all in the same category. I have heard more good things about both businesses that you mentioned than bad.....but it is good to hear both sides. Good luck with your investments. Remember to set your clocks ahead tomorrow night.

This is the reality. Partners Management supplied a tenant, had them move in w/o notice. Not only that, they would not provide a copy of the lease agreement and they do not keep the keys of the property.
Nelson-Rives also provided a tenant but forgot to clear the check before the tenant moved in. The check bounced all the way into 4 months later. The tenant never payed a dime towards rent, and we needed the sheriff's Dept to have him evicted 5 months later. I own properties all over the US and GA, so far has the worst, least professional real estate people I've ever come accross.

I have always recommended Partners on Juniper - they have a good long term reputation and good systems management.

I know a guy who is a one man show - investor/contractor/property manager - exclusively Intown, but he may not always be someone who is as "buttoned up" as Partners. He might be cheaper, but cheap ain't always best.

Deryk probably put the best answer you'll see. The link to the narpm is invaluable, get your list and start interviewing. A good property manager is hard to come by.

I answered your first question as well. Three companies come to mind. I have not done personal business with them but they all belong to the National Association of Residential Property Managers.

1. Nelson Reeves handles Fulton and Dekalb I think 770-451-2323

2. Partners Management handles properties only inside of I-285 404-876-8700

3. Amerisouth Management handles only Fulton County 678-245-4620

You might try googling each of them to see what kind of web presence they have.
