The 3 bed/2bath townhomes for $460K seem like a great deal for a centralized location in san jose. It's in a convenient location to work (Sunnyvale) and close to shopping areas and restaurants to the north on murphy and hostetter but 13th street to the south is less attractive.
I would not buy any Modern Ice townhome. Parking is horrible, there aren't enough guest parking. The townhomes are made inter-locking which means sounds from neighbors are easily heard since you're below or on top of them. Check out the display homes. Go into a one home and another person go into the next. You can hear the person walking up and down. An article from the Mercury showed that the city of San Jose might cut prices of new townhomes below market value to attract new homebuys, Modern Ice was on the front page of the article. The neighbor isn't the greatest and load thumping cars can be heard thru out the night. Even though the price might seem like a great deal, it does not seem like to have a good resale value.
Well I can tell you, since I live nearby. To be honest - this neighborhood is at least better than Tully and Story road - not many homicides going on - yet you will see some thugs like folks urinating outside the bars over the 13th st - and pre-"pimp my ride" style car driving around
House herself is undoubtedly good, new and fancy, location is wrong, you will feel sorry get off highway from 13th and Oakland Rd ramp.
A great site to get information about a neighborhood is by using http://www.CrimeReports.com. Just type in the location and it can give you what type of crimes and how far away from the address. You can also have your Realtor give you statistics about the area on resale value.

The neighborhood is so so. Your best bet is to check with the San Jose PD to get crime statistics. Check out the neighborhood during the day, weekday evenings and weekends to see how comfortable you feel with the area. Check out the local schools. Remember location, location, location. Good luck.
There are plenty of great deals right now, there are so many new developments available and i know alot of people are saying its harder to qualify, but with the new fha loan limits are making it also affordable to get in these new homes with great terms.
