Every contract is different, so you will have to read the details of yours. On most cases you will have something saying that the buyer will close in 30 days from lenders approval letter (or 45 days depending). Once the agreed time periods have expired the seller is not required to sign an extension, they may if they want. The listing agent will get over it when the house sells. The other agent did wrong and you are right to drop her, she should never have made that call. When you wrote an offer with her would have been the time to do it not before. The agent you trust can write the offer, it does not really matter what they think about the price because the seller will accept the offer or they won't and they will not care one iota what you think the price should be or what your agent thinks it should be. If you don't get a reply or response or counter in 1-2 days then you can have your agent call the sellers agent or the sellers agents broker who runs the office for an answer. Go for it... more
Just like interviewing for a job. See who gives the most in servicing your listing. Are they willing to work for it. As you know that it is harder to sell these days and lots of listings. It is not illegal to ask for these documents. Should you not want to disclose, they will not sell to you and that is the end of story.
If you are a foreigner with none of these documents, you will still have to show an identification such as a passport and your will more than likely have to apply for a tax ID which is issued by the social security administration.
These are the rules.
I don't even look at the commission amount offered - yes, I am sure there are some that do look at the commission but the biggest problem right now is your competition. My advice would be to drop your price and make sure your property is properly staged and in great repair - if you are the best priced condo and you show well, you will be most likely to sell.... more

It's time to call in the experts........agents are not qualified to offer advice on technical issues such as termite infestation.
Our recommendation is twofold: First, get a highly qualified pest inspector to indicate if you have a problem, the magnatude of the issue, and what the steps to remediate the problem.
Secondly, depending upon the termite inspection, you might want a contractor to investigate the scope of the termite report to establish a cost associated with correcting this.
Also consider requesting the agent to include and addendum in your contract that allows you to cancel the contract, without a financial penalty is a termite problem is determined to exist.
