Thank you for you post. As the others already mentioned, $450,000 is pretty tight in the Evergreen market where available homes are moving quickly. You should consider a condominium or townhome in the area, or, in the alternate, you can explore other sections of San Jose for homes. Due to the lower number of homes available for sale--especially in your price range, we are seeing a lot more offers per home, and this can be discouraging for those with a definite housing budget.

With your budget limitation, I recommend the area around Boggini Park as the best compromise. That area is bounded by Quimby Road on the north, Aborn Road on the south, Ruby Avenue on the east, and South White Road on the west.

I know Evergreen area very well, because I have been living in Evergreen area since 1979, it is hard to say which neighborhood will work for you just based on the price, because there are many factors involved in picking a neighborhood to live in. Please give me a chance to show you around the different neighborhoods of Evergreen Area.

As of this moment, there are 7 homes for sale in Evergreen listed between $400,000 and $450,000. Three of these have been on the market for quite a period of time. Find an agent you enjoy working with to learn more about the Evergreen area and the types of homes that are for sale. Identify home features that are important to you and ask your real estate agent to help you find these things.
Defining "best" is difficult as we all have our own opinion on what is "best", i.e., schools, shopping, type of home (old, new, single family, town home), commute convenience, etc.

Best is to get in touch with a Realtor like myself, who can explore the market for the best available home for you. It is a delicate balance of budget and the right house, many factors to consider. Please feel free to contact me for further consultation.
