Debbie: Realtors DO NOT MAKE people spend money they don't have. If you don't have the money then you shouldn't try to rent in a neighborhood where rents are higher. The problem is people who try to live beyond their means. In all areas of life. Realtors are NOT the problem.

I don't encourage people to seek government subsidizes to rent or buy.

If people don't have the money they should ask the government to subsidize them not private homeowners who worked very hard to buy properties so they can make a living. It is not the owners problem if you can't afford the apt. rent one in your budget. Or get another job. America is a capitalist country not a communist country. People who work hard make and lazy people want us to subsidize their lazy lifestyle.

home owners play a huge part in the economy, for every home sold, two or three jobs are created. Help the home owners and you'll see the economy grow, the more people who own homes the better the economy gets, the more jobs created the more homes are bought....simple.

Agreed, it is not a realtors problem. when a home owner decides to rent they have many reason, some need extra income and don't want to lose their home, others just have unused space and others want to make extra money because they can. it's a fair agreement, one wants to live independently and the other needs the money. you can't expect to pay port Richmond prices in a todt hill or emerson hill location, some neighborhoods offer more conveniences than others. an apartment building is very different from a private home. yes a home owner may ask for a little more money so they feel more secure In the type of tenant they are renting too. if a person wants to live in emerson hill then you should expect to pay a little more.. REAL ESTATE is all about LOCATION LOCATION. whether buying or renting. if someone can afford 1800 rent but won't buy a home, I'm sure they have their reasons - maybe they just don't want to the headaches of repairs and maintenance.

Lets understand that no one is forced to pay for something they can not afford, and any wise Realtor will not place a Tenant into an apartment they can not afford. The landlord is the Realtors investment if he does not put a Tenant that could afford the unit the Landlord will not give hime another place to rent therefore losing future income..
There is housing that the government controls which are the following public housing also know as Projects, Rent Control and Rent Stabilize apartments where the landlords can barely afford to maintain the property due to cost of living and taxes. They are only allowed to raise the rent 1 or 2 percent depending the lenght of the lease.

a renters market is anytime you can rent a home at a monthly rate that is cheaper than the landlords monthly cost to own and maintain place.
