There is, however, reason to be concerned. Talmadge is bordered on one side by El Cajon Blvd. This section of El Cajon Blvd is not so nice and there are some seedy businesses and people who frequent them. So the trick to Talmadge is to buy property as far north into the community as possible. The farther north you are, the farther you are from El Cajon Blvd. Even getting north of Adams Avenue would be a smart decision if you are financially able . . . the properties increase in value the farther north of Adams Avenue you go. But this increase in price will bring a dramatic reduction in the amount of crime, population density and through traffic. The other concern for this area is the public school system. Do your research and I doubt you will be happy with the information and statistics you find. Many of the residents in this area send their youngsters to local charter schools rather than send them to the geographically closest elementary.
