Why is this property listed on tax scrolls at $745,270 and what are the home owner fees?

Yes, my associates are correct about the property taxes on my listing. The Dallas County Appraisal District did not have the units separated originally, but I believe that has now been corrected. The annual property taxes are $8,934.77 and most likely move lower after a sale since it will sell below the appraised amount. Also, as mentioned, these townhomes are fee simple, and there is no HOA for the property, so no monthly HOA fee.

Hi Pete,

I think you looked at the wrong property. The property tax roll for this unit is at $327,190 and the current unexempt property tax for this year is $8,934.77. There is also no HOA fee for this town homes.

Looks as though all three units were taxed as one unit. However for 2012 they have been separated into three individual units and are being taxed as such. The one available unit for sale ( Unit B ) is taxed for 2012 at $327,190. It is listed for sale at $310,000.

This is a Townhome/Rowhouse and the taxable value appears to be for the whole building (both residences). The listing shows no HOA fees for this property. This is in my area and I'd be happy to show it to you.

The MLS Listing states that there are no HOA dues.

This property is a 3 unit townhome. The tax roll reflects the tax assessed value of the entire property (sum of the 3 units). The listing that you are referring to is for unit B at a price of $310,000. It is also listed for lease at $2800 per month.

If I remember correctly there are no HOA dues on these, but let me check for you. I think they are built more like duplex, but in this case a triplex....with no association....so everybody pays their own way. I'm not sure what you see as far as taxes go, but I think the $700K+ valuation is not right. Probably closer to list price is the right number. It could be what you see is for the entire triplex or multiple units at the same address. Just another reason not to use tax valuations as a judgment on value. Sometimes they're right on, but more often than not they are way too high or way too low.

This is exactly the kind of neighborhood where we see tax values way way off the market value. Variety of ages, styles, sizes, etc makes it tough for the tax appraisers algorithms to estimate the right values.

Hello, thanks for the question. After looking into this property, there are two units showing under the same tax roll. A local Republic title is working on dividing the 2. Thge accuratetaxes are roughly $315K and between $9-10K per year according to the lisint agent. If you are not working with anyone, I would be happy to show it to you.

What a property is listed for on tax rolls and what it is worth are two different things. Pick any one Realtor and work with them and getting you answers to your questions.
