Roskruge is a Kidergarten through 8th grade bilingual school at the northeast corner of 3rd Avenue and 6th Street. It is in the West University Historic Neighborhood and it is between the 4th Avenue shopping district and the University of Arizona campus. Tucson High school is nearby, at 6th Street and Euclid Avenue. Properties near the U of A are always in high demand, and they typically sell very quickly. Tucson home prices overall are rising pretty rapidly (especially for anything under $250,000.) and Trulia & Zillow are typically about 6 months behind whatever the current trend happens to be. They are also most accurate when reporting on tract homes, where all the houses are the same age and style. In older neighborhoods, where property age, style, condition, and amenities vary tremendously; you need to be much more thorough to gauge the values the properties.
You're best bet is to find an experienced Realtor who knows the area and takes the time to find out what kind of property works for you. Your Realtor can send you information on properties (including lots of photos) and you should review the properties and let your Realtor know which you like and which you dislike, and why. (Please don't be shy about telling your Realtor things you don't want in a home. It will help the Realtor hone in on the right properties to send to you, and it will save time that you won't have to spend reviewing properties that are not suitable for you.)
You also need to get pre-approved with a good lender, preferably a mortgage broker. You must be prepared to be decisive and move quickly. The most attractive homes and the well priced foreclosures are selling very rapidly, and often with multiple bids. If you can accept a few cosmetic flaws or a house that needs some updating; you will have more to choose from, and most people do a fair amount of redecorating on home, even if it's just to change the paint color or the flooring.

I don't know what you are referring to by "roskrudge". I do however know Central Tucson, and this property is off of 5th and Swan, it is no longer available as it is Active Contingent. That means the seller is currently under contract with another buyer.
Houses in this price range, in Central are being sought after and bought by investors, if a person is interested they will need to act very quickly, they simply do not last.
Are you pre-approved with a lender? If not, that should be any potential buyers first step. Next, start a relationship with an experienced Realtor here in Tucson. They will review your search criteria, send you listings that meet your criteria that are actually still available. Repeat the process until you find the right home.
Sites like Trulia and Zillow are nice, and free however they are not up-to-date nor accurate in terms of the listings they show. In some cases properties are already under contract before they even make it to Trulia.
