Two desireable areas but you need to focus on the micro markets within to ensure the most stability; you want to get to the community and maybe even to something like a mile radius. Both areas are long established and close in so you will see a mix of land uses.

Schools are an extrememly subjective call as every parent places different priority on them. While these areas have outstanding private schools in the area, the majority of the public schools are not typically found on the "top" lists. Again, this is a highly personal call so that best researched by you.

As an active appraiser and broker, I have significant data on both areas and can drill down as far as needed to provide as much detail as desired. You can see current (updated weekly) stats on these zips and hundreds more at http://hounddogrealestate.com/atlanta-real-estate-conditions/ You can also see Sandy Springs data.

I've been selling and appraising in both areas for close to twenty years, If you have any questions just contact me.

As a resident of Pine Hills for 14 years with both my children going K-5th at Sarah Smith this is a great neighborhood if you looking for a "community" type area. We have a neighborhood built swim and tennis club called Roxboro Swim. During the summer there are different events on Friday nights. We have a highly organized dinner club and just did a neighborhood wide yard sale with 57 houses participating. It is not uncommon to go to the road and congregate with friends while the kids play.

The school district is Sarah Smith/Sutton/North Atlanta High. My kids went K-5th at Smith - is it a fantastic school. The three top elementary schools are Sarah Smith, Jackson and Morris Brandon and all are equally wonderful environments for learning and growing.

I am selling my home in Pine Hills but am not a residential agent. If you have any additional questions I may be able to help you with just give me a call at my work 404-467-2177.
Good luck with your search!

There is an old saying that all politics are local, and the same applies to real estate. It seems that schools are a priority for you. I would suggest that you checkout this website, http://www.greatschools.org Its unbiased and the information comes right from parents who have children in a specific school. My hope is that the information is helpful to you. If you are in need of my services don't hesitate to call me @678-773-0906.

Hi Paula, Both of these are very good locations, but I can speak personally abou the 30327 neighborhoods. I have lived here for about 25 years and my children have gone to both neighborhood public schools and private schools. There are many choices in neighborhoods, but I would recommend Wildwood subdivision and the surrounding ones. The public schools are great and private schools are also close by, if one prefers.I have sold Real Estate for 20 years and would love to help you in this area that I am so familiar with. Please call me at 404-357-5551. Hope to hear from you soon. Louise Golden Chapman Hall Realtors

30327 and 30339 are two good in town neighborhoods. I would also look at some others like 30342, 30319 and and parts of 30318. What are the ages of your children? Some of the public schools are great and some no so good. Take a look at http://www.greatschools.net http://www.gppf.org for the school scores. I think you will find it helpful. If you want to share with me what you are looking for in a home like number of bedrooms, baths, basement and style, I will be glad to send you all the listing in the these zip codes. Where will you be working is important for the commute. Atlanta's traffic can be a bear if you are not in the right area!

These are some good areas, although you need to factor where you are working, schools, etc. How did you come to decide on these particular zip codes? There are so many great areas in Atlanta, you may want to look at some other areas as well. Let me know if I can help you to decide which area is right for you.

In short, north Buckhead (30327) and Vinings (30339) are two of the nicest (and pricey est) communities in Atlanta. We stand ready to answer specific questions. I grew up in north Buckhead and currently live in Buckhead.
