Flower, good for you in wanting to purchase rather than rent. Interview a few agents and hire the one you believe has your best interest at heart. Also get pre-approved by a reputable/knowledgeable lender who should know the best available financing for you.

Hi Angel. I beleive that you have to pay rent as long as you are living in the property. Whether or not Fannie Mae will persue legal action for non-payment of rent is another story. This is certainly an unfortunate situation for you and your family. If there are "problems" with the home, it is my understanding (in NJ) that you can't hold back the rent.....you must place the rent in escrow. Check your local laws to make sure you comply.

Most likely you will be liable for the deficiency non=recourse only applies to primary residence. Be hopeful some banks do not pursue deficiencies.
