From my experience your area is one of the most expensive so it would depend on the neighborhood and the quality of construction and finishes you choose however with many contractors not have the amount of work they use to have you should be able to negotiate a reasonable bid for your project. Please get at least 3 written bids and check them out in detail and go visit their references. The cost should be on the low side $200 per sq.ft. to $600 per sq.ft. it depends on the finsh work. Excellent question to obtain a glimpse of the history of San Mateo. However, I would caution you on relying too heavily on that specific information when you make your buying decisions. The main reason is that it is not usually very accurate in determining true market value as much of the information depends on the stated square footage, which may not represent the actual usable square footage. Assessor's information is often not correct as many homes in San Mateo have been expanded and/or added onto over the years.
The other issue is that San Mateo is a large city that incorporates many different and diverse neighborhoods. So, when you search using an annual avg. sq ft. calculation, this number can vary greatly depending on which neighborhood(s) and/or zip codes that you are most interested in. Prices are still rising in many San Mateo County areas. It's important to be neighborhood specific when looking at what prices are doing. Square footage is just one way of determining value/price. There are a lot of factors that have to be looked at to answer your question. It's one that can't really be answered on the fly.... more
Hello! Your question is a good one. The Burlingame and San Mateo markets are still pretty good, though homes are sitting on the market a week or two longer than three or four months ago - which means as a buyer you'll have more negotiating room, and less competition, as many buyers have elected to "wait", giving real buyers more of an opportunity to get in on a great place. The winter months are an especially good time to be a buyer.... more
