The Rental Mkt in San Marcos is crazy busy at the moment. Primarily driven by the student body of Texas State, a lot of property is being leased, sometimes sight unseen. Rental prices are super inflated due to the housing shortage for students. My advise to you is make sure you have your financial ducks in a row before you step into the Rental Mkt of the 78666. As a rule of thumb, I advise my clients to have 2.5 to 3 times their budget in reserves to cover their startup expenses such as application fees, deposits. administration, utilities, etc. Contrary to popular belief, Moving is NOT Free!
The change to Division 1 is huge and it doesn't have anything to do with football. The Texas legislature has made a commitment to Texas State in terms of funding and growth that is going to add 1,200 students a year for the foreseeable future. The change to Division 1 is only a part of this. As far a Division 1, Texas State will have more visitors to sporting events from larger cities. San Marcos is one of the best kept secretes in Texas and when more people realize what a beautiful place it is, values will increase.
