Melby sells land in multiple different subdivisions,so that is actually too broad of a question to give you an answer. He sells 5 acre tracts in price from $6000 or $7000 in your cheapie subdivisions like Trinchera Colony Estates, to $125,000 price tags for 1+ acre tracts that are lake view tracts. Our area is like any area, the premium land goes for the higher prices and the cheaper land goes for the lower prices. In our area what is considered premium property is to be by the mountains, by the Rio Grande River or by one of the lakes or have views of one of the lakes. The cheapest quality land is the land that is the furthest from any town, mountains, river or lake, but also to not have the ability to get a well permit. In our County there are 3 (4)subdivisions that you cannot get a well permit and I will list them. They are: 1)Trinchera Creek Estates/ Trinchera Colony Estates- Yes, it is,because Melby bought 1000 acres of the Trinchera Creek Estates Subdivision and renamed it Trinchera Colony Estates to sell in his program,so he changed the name,which is fine,but it didn't get him well permits for his tracts. 2)Top of The World 3)Mt.Blanca Estates
These 3 subdivisions cannot get well permits,because they were laid out after 1972 when the water law changed in Colorado. No subdivisions are allowed outside of city limits in the State of Colorado after 1972 under 35 acre tracts in the subdivision or they cannot get a well permit. That is why those subdivisions cannot get well permits and it makes the land basically worthless. Also any tract of land sold outside of a subdivision that is under 35 acres(34.99) is the same thing worthless,as you cannot get a well permit on it. Colorado is a semi arid state with a lot of sunshine,basically almost every day,so when you cannot get a well permit here it is not the same thing as not being able to get one in the Midwest or east coast where you get a lot of rain. Our land here w/o a well permit is worthless.
