5% is pretty standard in SF these days so I'd expect that in most cases, including a multi-family dwelling. 2.5% would go to the seller's agent and 2.5% would go to the buyer's.

I'd suggest doing the renovations yourself - it sounds like you have a fairly reasonable quote for the work you mention, and 300sq. ft. is a huge addition for a 1000 sq. ft home.

It must be actively listed with a Realtor, but it doesn't necessarily have to be in the MLS. Your Realtor can post the listing here on Trulia, you cannot.
