The golf course is privately owned, but the current owner also owns the Inn at Perry Cabin, a luxury resort that is just up the street. There is little chance the golf course will be developed: he bought the golf course to serve the Perry Cabin guests as well as the guests at Harbortowne.
Additionally, there may be a zoning restriction limiting the number of residential units that can be developed in Martingham.
By the way, the big field between Martingham and Perry Cabin is also privately owned but I believe the owner has placed it under a conservation easement.... more
