Short answer: that depends on the price point of what you are building and what neighborhood it is in.
I just sold one in Sagamore Beach for $1,079,000.
That house away from the water and in another neighborhood would not have sold for the same money even though it had granite, 6" walls, high teck items, etc.

There is shopping just up the road at a stop and shop, and there is a new Market Basket being built on the south side of the Sagamore Bridge. You have the post office, eats, and gas at the bridge, too. By the way, I have a nice waterfront listing in Sagamore Beach. Click the link below.
