The best thing I can tell you about listing your home now is that the buyers looking at your home are quality buyers - very serious! You may have more people looking during the warmer weather but that number will include folks that are not pre-approved, just looking & only thinking about buying in the future.
Your chances of selling right now are excellent if you are priced correctly. I am working with many serious qualified buyers & the supply is at an all time Low! When the spring comes you will have much more competition to deal with!

I won't say listing for less than six month is not done, the question is: what is the days on market in the area? This will help the agent determine if it is worth taking such a listing. oops. that's a problem. that down payment check had to be sourced and seasoned with bank statements from 2 months prior. any undocumented deposits are going to be a problem. You can't call it a gift, it wasn't. It's not the lender being nitpicky, those are the guidelines for the loan.
Have your cosigner write a good letter of explanation for those deposits, with exact amounts and dates explained, and hope that other compensating factors are strong enough and there aren't any other large unexplained deposits.
remember, any money in the transaction has to be sourced (all pages of bank statements) from 2 months prior to the contract date.
I'm going to guess that cash rent is not on a tax return and probably no lease with tenant. Sometimes I've seen where a family member lived in an in-law apartment and helped out with expenses.... more
The Seller is the only one who may change the price. The listing broker would have no choice but to follow the homeowner's decision. As to why? could be alot of reasons.
maybe its a distress property or short sale with all the accrued interest since February rolled into the listing price.
Maybe seller is incorporating their next tax bill into the price.
Maybe it's Thursday.
If you like that house and wish to own it, make an offer through your agent for the PRICE YOU WANT TO PAY, and they either accept it, counter offer, or reject it. either way you move forward or you move on. obsessing over one house for 6+ months watching it isn't healthy.... more

Yes I know a home that is now FOR SALE BY OWNER,, it has just come off the market and home owner is a friend of mine,,, they will not relist with another broker due to last broker was a waste of 6 months of there time. I can say the house has many updates, and is still being updatedl Home owner has house last listed at $309,900. it has 3 dwellings on property, a 2 car garage, the main house with 3 bdrms , 1bath, full basement partially done and also has a self contained 1 bdrm cottage. Owner has mentioned in past that if no realtor involved he would obviously drop price especially if it was a all cash buyer. Cottage uses only water off the main house and has a tenant who has lived in cottage for over 25 years. Cottage has potential of bring in $12,000 plus a year.
