Bob, I am not sure exactly where Truia pulls their data from. Your best bet is to get a Buyer's Agent to work on your behalf and represent you in the purchase of your home. Realtors have current MLS data, which they obtain from thier Multiple Listing Service. Realtors are "members" and pay dues to their MLS. MLS printouts for Real Estate Professionals, have information that cannot be disclosed to the public. This is one small reason that Realtors are Licensed and governed by the State of California and the Department of Real Estate. When you try to search on your own you are not always guaranteed you are viewing accurate and current information.... more
You really need the assistance of a Real Estate Professional. We pay for and subscribe to the Multiple Listing Service and it has the latest information. We can even tell how a property was sold which is useful information. Cash offers tend to be less and VA and FHA buyers build in costs so it is important to see just how a property was sold when deciding what price to list your home at.
