Hi Manders, Neither of these homes are actually listed for sale. Notice that they are in Pre-foreclosure which means they are behind in their payments but they may modify their loans or find another remedy to never go on the market. What you are probably looking for are Bank Owned properties that are already through the foreclosure process and for sale by the bank or a short sale. There are only a very few, less than 5, in those two zip codes and it is very complicated & competitive to be a successful buyer of these super bargains. There is an a aggressive specific plan to get these done if you are motivated.... more
Greetings Tonya,
The County Recorders Office will have the info you need re: the property in question. As it is a Bank Owned property aka REO, they will assign the property to one of their co-op Brokers to list and sell the property. If you wish, once the property becomes available I can send you the listing information via email. Just let me know...... more
I don't deal with rentals, however I urge you to have a Realtor you know and trust, research each home you want to rent before you put a deposit in. Just to make sure they're not in foreclosure. While working for the bank to sell their properties, I cannot tell you how many times I've knocked on the door of a new repo assignment only to find a nice unsuspecting family who just rented the home. Very sad. So be careful with each rental and do your homework first.
Good luck with the search!

Low Value Homes, sometimes below $10.000 are rare to find but not impossible. The selling price of a property depends on various factors, and you need to be aware of them when looking for a cheap property. Most Cheap Houses are located on low income areas, and be in need of extensive repairs. Other reason for low values are the liens, fees and violations that property might have. It is common to find on the market properties that state "Violations may or may not exist", and this is a safeguard telling you to do your homework because you might need to sign a Hold Harmless agreement at closing that will leave all the liens, violations and encroachments to be solved by you. I have several properties fr sale at less than $1.000 (Yes, One Thousand Dollars) but they have up to 20k in association fees, back taxes and liens.
This kind of investment is highly profitable, but you can also get burned easily, so be very careful, and always evaluate deals with a real estate attorney.... more

Hello,
You cannot just 'buy' this property at this time. It will be auctioned at the Riverside County courthouse (actually nearby at the covention center) on the published date which can be found in the Press Enterprise newspaper or at the courthouse.
Do your homework because there can be MANY pitfalls buying at auction. At any given auction in Riverside, there will be 2 dozen or so 'regulars' who have teams assembled to research these properties right up until the moment of the sale.
For example, if there are liens on the property, you will be responsible to remove those before you can take title. No one is required to inform you of these before the sale.
Advice: Buyer Beware!
Unless you are a seasoned investor you may be better advised to use a real estate agent to purchase a property. This one may well come on the market as a REO or a 'flipper'.
Good Luck.... more

Be extremely careful. I just uncovered a scam where the scammer used Postlets, just like in this case, to post a home that was for sale but not for lease. He posted it for lease and states he is in Georgia, when I traced him to the Bay Area through his e-mail.
I knew the rent was to low for the area and contacted the homeowner and agent, who confirmed it was a scam.
He stated his name was Lee Anderson... This was he said:
"Hello
Can you please tell me when you plan renting my house, your moving date.Meanwhile i will like to know a little about you and your family and your renting experiences. Regards
Lee C Anderson"
"Hello
We are very pleased that you wrote us once more regarding our home, I have read your detailed mail; I wish to inform you that some renters are writing me requesting that they rent my property less than a year which I do not support. I want anyone renting my house to at least rent for a one year or more. We have also made it known to anyone renting our home that our watch word is some one that will rent out our house should make sure that the house is kept clean and neat. Utilities include Electricity, water, gas while appliances includes refrigerator, heater, showers, tub, oven, Stove, microwave, dishwasher, sink, Washer/Dryer, Garbage etc.... I initially wrote you that we had plans in selling our house but later decided in recent time to lease it out since we will not be staying more than 5 years in GA.
I think I am lucky enough to have gotten a wonderful family like yours, as we are planning on selling our home initially thinking that no one could take care of our home as we are not around, but with the help of my wife, we are able to have a re-think properly before selling our home and have found out that renting it will be the best option for us as we plan on coming back to our lovely home after 5 years. You gave us an inner peace of Mind that really got us going your re-assuring mail that our home will be taken care of well as if it were yours is something that makes me want to rent to you. You have also said a lot that pleases us and we have also seen how wonderful you and your family could be when you move into our home. I think my concerns has been solved by you and we believe that all you said should be done the right way in ensuring that we trust you of becoming our tenant. We also plan on making our tenant family friends when they move in.
My family and I are presently here in Alpharetta GA as .We will be very pleased if we have the opportunity in showing you around my house without you asking, but as you can see we are not around to do so. We have made all arrangement based on trust in ensuring that we have a reliable family take possession of our rental property while we are away. If you can take a tour to see the exterior part of my house and its environment that will be kind of you as we have set aside a way in getting the house keys and other relevant house duplicate document shipped to your present home address once you have been approved. Hope you understand where I am coming from.
As soon as you get back to me regarding your taking a look at the exterior part of my house and the environs as well as how many years you want to live in my house and your moving in date, I will attach the Rental Application Form for you to fill and return back to me with your information so that we can know you better and approve you as our tenant. Have a wonderful day.
Remain blessed.
Lee C Anderson"
"I have attached the Rental Application Form, go through it fill it and return it back to me via email for approval"
It is all a scam... At some point he is going to have you wire money or send it in some other form. He stated he was the homeowner, but being a real estate Broker, I can quickly see that the names do not match.
Good luck out there and be safe, get an agent to assist you to protect your money. It shouldn't cost you anything, but rentals do work differently than sales.... more
Hi Melaysia,
As per the advertisement, it is available October 7th.
Have you thought about buying a home? The current real estate market here in Riverside is absolutely the best I have seen ever for 1st time buyers. Home prices are at historical lows, and we'd have to go back decades to find the low interest rates currently available to you.
If you would like more information, just contact Rosemary or I @ LRU@tarbell.com
Have a GREAT day!... more
