In today's "growing economy", private investors are buying in the RTP area including the 85 corridor. Finding a source of properties includes both "On Market" and "Off Market" availability. When it comes to "good areas for landlording", everyone will have their opinions, but no one will steer you in any one direction. Just will not happen. I'd suggest you find a Realtor that has Investing experience for the "On Market" listings and then look for Investors in the RTP that have properties they too may want to sell "Off Market". Sometimes you will be able get negotiate a discount for all cash and or negotiate some terms with the seller which allows you to spread your money over a couple of opportunities.
Main thing though is to find your comfort level of who you are willing to work with and or not work with.
There are some very professional Investor Savvy Realtors out there, but they must be Investor Savvy and not Investor Friendly, there is a difference in the two.
As for Investors, many are not licensed, they are out there doing what they do to run a good business and on occasion decide they want to sell something out of their portfolio with or without putting it "On the Market".
