what is the best advertising resource for me to find a renter for 3bd 2.5 SF home there in Las Vegas?

I am in California and was using a PM on my last renter. I want to be sure I market to the locals for long term lease.

Craigslist is free and you won't have to pay a realtor. The terms of the lease can be mentioned in your post and just needs to be agreed upon in the beginning. The downside of craigslist is that it's not listed on the MLS system for realtors. The commission listed on MLS will help motivate realtors to bring more potential tenants, and thus you have leverage in asking for a longer lease.

My suggestion is to hire a Realtor. Yes, you can use the free sites BUT it appears that you are in Virginia. If you receive a call, will you be available to show it? This way, it is worry free. Once a potential renter is located the Realtor can assist you in screening this person and/or locating a property manager.

We advertise all over the internet for our listings.

ML, Trulia, Zillow, Biggerpockets,our website, bliog, forum, craigslist, backpage, postlets, syndicating websites that send your listings to hundreds of other website, realtor.com, real estate related forums, Las Vegas related forums, social media, etc.

I like http://www.hotpads.com. They specialize in rentals. I always get a lot of responses when I lizst rental properties on Hotpads.

If you post on Postlets it will automatically syndicate to hotpads.

Hi Kathy - Your best resource is the MLS. That way all agents will have access to the listing. I would suggest offering a tenant agent's commission of $500+. Most homes for rent have commission of $300 to $350 for the tenant's agent. By offering a little more, you will get more traffic than your competition. Your PM can stipulate the lease term to be 1 year or longer in the MLS listing.

Your PM should be able to take care of all this for you.
