ok broker fee applies if i keep the apartment or the moment i see it?

This assumes that the broker fee is to be paid by you. Certainly no cost to see a rental - you'll want to understand who is to pay the broker fee - sometimes/often it is tenant, but sometimes it is split between tenant and landlord or paid by the landlord in full. So check on the particulars - and good luck to you.

There is no charge to view the apartment. If you decide to move forward and sign lease the fee is paid upon signing along with deposit and rent.

Once you are ready to sign lease, you pay security deposit, first months lease and broker fee.

Where are you going with this? Once you agree to take the apartment, the lesase wil be preapared and the commissions are due.

But, reading between the lines here.. are you looking to go back on your own and try to get the apartment without the Realtor thinking this wll save you the commission? If that is the case you will also be liable.

Same thing if you go wth another Realtor.

What is the reason for the question?
