Sometimes you have to pay realtor 1 month, some times the landlord pays.

Not a penny! Well, maybe lunch or a cocktail. All commissions are paid out by the listing side unless otherwise negotiated. If you are listing a rental with a professional, it's generally one months rent that gets split with another professional that procures a viable renter.

Buyer's, keep that in mind. It will not cost you a cent to hire a professional when purchasing a property. There are, however, times during the negotiation process, a buyer may be asked to split the commission costs with the seller. Speak with your professional and make the best deal for you.

Your response is not typical. most rentals offer no compensation to an agent bringing a tenant.

It should be like buying a home where the listing party will pay out and the buyer pays nothing.

You will have to pay a half to a full months fee at the time the lease is signed. Every landlord is different some will pay something towards the fee some will pay nothing. It is something that can be discussed when you find a property that you like. I would also suggest finding an agency that does rentals as a full time business. The rental transaction is much different than a sales transaction. You want an agent with rental experience.

To answer your question costs associated with finding an apartment are often paid by the owner or management of the company. There are however cases where a cooperating compensation is not offered and the real estate agency will ask for a fee from the client. To make sure that you are not responsible for costs, let your agent know that you are looking for apartments where you will not be responsible for any fees. By doing this you will prevent being shown a unit that you fall in love with but have to pay more than you were expecting, also it helps the agent to understand your needs so they can provide you with the best service possible.

Most agents will collect a fee from the landlord for locating a tenant. However in some locations, like the Boston rental market, the fee is collected based on the monthly rent of a property.
Depending on your destination in Massachusetts, locating a rental will be less painless with a Realtor to assist you..

Hazel that can actually vary from different areas of the state. I would call local agents in the area you are planning to look in.

Hazel the landlord almost never pays the whole commission sometimes you will have to pay one months rent ot 1/2 if the landlord splits

There is no clear cut answer. You'll need to contact a few agents and see what they charge. I would require a fee equal to 1st months rent. Sometimes the landlord will pick that up but not always. You shouldn't pay more than one months rent.

How much do you want to pay? There are real estate professionals in many different price ranges. Some may charge a months fee, others 1/2 a month and still others for even less perhaps. There is no standard. Hope that helps,
