Welcome to Danville, Ca. What a great location .... small town atmosphere, great schools and a nice commute location. Like any town or small city in this area, the majority of rentals are not advertised via real estate agents. Most rentals are done via the local newspaper (San Ramon Valley Times) or Craigs List.
Many renters are reluctant to deal directly with landlords (and some landlords are reluctant to deal with screening tenants) In that case, consulting with a Realtor makes sense. Both parties should have a better sense of "fair dealing" as the Realtor can run comparable rents and should ensure the lease is completed and binding on both parties. Again, welcome to Danville.

Our Danville office has a wall-mounted board listing the agents "coming soon" listings and rentals. Agents immediately pick many of these rentals up for their clients seeking rentals, such as you. Danville listings do not last very long due to their high demand.
It would be a good idea to contact an agent who works in a large firm and attends their weekly office meetings. The agent can make an office announcement of their client's need for a rental, and send an email blast to all the agents in their office.
