Hi there, I am a buyer and have been looking in that area. I personally like the north parts of central park as it is less touristy. I would invest in something that has a view of the park on Central Park North. I have also visited the area many times at different times of the day/night. Am comfortable with the area personally.

I do wish that there are more amenities though but think that will change with all the new condos being built around South Harlem.

I've lived near the area (I'm in Harlem, about 9 blocks from 111/Lenox) for 5 years and I love it. In terms of value, I believe you get a lot for your money in Morningside Heights, and I personally have never had any problems walking home from the train, etc (even late at night and alone). Obviously my experience is only that--my experience--but if I were looking for an apartment right now, Morningside Heights would be the first place I'd look. In fact, when buyers come to me asking about the Upper West Side, I strongly encourage them to extend their search into Morningside and take a look at what they can get just a couple of subway stops uptown.

In the past several years, this area has exploded with new development. It stalled a bit when the bottom dropped out of the market, but it now seems like I walk by a new construction site every day. I'm very excited about the South Harlem/Morningside area, as well as a few other areas in Manhattan where I feel the buyer's dollar is well-invested and the renter's monthly check provides them with space, convenience, and a front-row seat in an evolving neighborhood.

111th and Lenox is a stone's throw from the 2/3 train at 110th street, so in terms of proximity to transportation, you really can't do much better...and it's a 10-minute trip to Times Square (similarly-priced apartments can be 15, 20, 25 minutes from Midtown...and that's when the trains are running their regular express routes!)

I was raised about a block away from 111th and Lenox and I can tell you that, that part of Harlem is relatively safe and getting safer.

Lenox Ave and 111th St. is protected by the NYPD's 28th Precinct, here are the most accurate, and up to date crime statistics from the 28th Precinct.

As a Realtor, I can tell you we are not allowed to comment on an area to directly answer your question. For example, we could not, should not state an area is or is not safe. There are free web sites you can check out that have crime rates to answer your question. For example here in Arizona I send to all my potential clients the Arizona Buyers Advisory, 13 pages of information for buyers, with live links, including a link to local crime rates.

When it comes to any safety/crime related issues, it's always best to contact the local police department with all your questions, hear all there is to hear firsthand. If unfamiliar with the area(s) revisit more than once and at different times of day, possibly chat with locals/neighbors. Real estate professionals are prohibited from steering, enticing a buyer to purchase/rent, or not, in specific neighborhoods.
