I'd seriously consider having a Property Manager take care of all this for you. Your best bet is to contact your nearest RE/MAX office and ask to speak with a property manager. They know the area. They know the rents. They have been doing background checks and taking care of issues that come up for years. I've known many land lords that kick themselves for not hiring a property manager sooner. Although your home is a detached single family many of my investors that rent properties use rentometer.com to see what the average rents in the area are. Although it is for apartments it will give you an idea. there are many back ground check companies. I have used Choice Screening · (720) 974-7878
600 Grant St Ste 700 · Denver ·. Yes most of my investors have a clause that they will walk through the property monthly and at the same time replace the furnace filter. If you put it in the lease you need to make sure you do it.
