If you want to deal with only an owner/investor, you have a couple of options. First, you can start looking at apartment complexes in the 89081 zip code area. The second option is to look on Craig's List, the newspaper, or drive the neighborhoods looking for a sign for a home for rent by owner. The third option is to contact a Real Estate professional, and see if they can find homes for rent in the MLS listed as a "Courtesy Listing". This means the Rental Management Company is listing the property for rent as a courtesy for more exposure in the market, and the owner will be the point of contact after the Rental Management Company finds them a qualified tenant. You would have to ask the agent if the same criteria for applying for the rental is used as in a regular tenant or if there would be relaxed standards for potential applicants. Not sure if you are having credit worthiness challenges, or if you just have another reason for not wanting to apply for a home with a Rental Management Company. If you do find a rental outside the professional real estate system, be sure to do your homework on the owner/investor of the home in which you are applying. Remember, you may not be as qualified as you need to be to get a rental, and the owner/investor may not be as qualified to be a Landlord as you wish them to be. Things such as not having a repair contact or spending your deposit when it is not legal to do so may be an issue when renting from "some guy" on Craig's List.
