do all rentals include annual property taxes please or are these paid in addition.?

Is this a residential rental? If so, then the answer is probably yes. However, a lease is nothing more than a contract and you and the owner can agree to any terms you want, so it is feasible that you could agree to pay the property taxes, not likely, but possible.

In commmercial leases, however, it is not at all unusual for the tenant to pay not only the property taxes but everything else associated with the property including water, sewer, trash pick up, maintenance and improvements to the building. It's called a 'triple net' lease. It basically means the landlord pays nothing except the cost of actually owning the building.

I have never seen a Florida lease aggrement that states the tenant is responsible for the taxes, that will be foolish by the owner. I have seen a few where the HOA is resposibility of the tenant, not smart move either. That said...every lease contract is different, so read it in detail.

That may be the case in NJ but custom and practice here in Florida for residential leases, is for the owner to be responsible for building hazard insurance,property tax and any HOA fees. Renters pay the insurance on their personal property and utilities as well as the rent :)
