No one rents through Trulia and no one buys or gets loans or anything else through Trulia. Trulia just lists property for sale or rent. The ads around the page and Realtors pay to be included here, that is how Trulia makes their money, not from selling or renting anything.

Our company policy, Sagan Realtors, is when someone rents a property through us, the tenant pays a half month rental fee.

The other answers here are good. Just to clarify: The person who pays the fee (the commission) varies, depending where in the country you are. I don't know how it's usually done in Massachusetts. But here in Virginia, for instance, the fee often is equal to one month's rent (though that's negotiable) and it's almost always paid by the owner/landlord. So the tenant pays nothing.

In other parts of the country, sometimes the fee is split. Or sometimes the renter is responsible for the commission.

Get yourself an agent, and ask that agent who typically pays where you are.

Hope that helps.

As Tim already pointed out - to be clear - no one rents (or buys) a house THROUGH Trulia.

Trulia only collects data and posts homes that are listed BY agents.

In order to buy or rent a home, you'd have to reach out either to the listing agent or to an agent in your area.

Some agents pay to have ads appear next to listings...even if they are not the listing agent (listing agent is the agent who is handling the home and marketing it)

In regard to the commission, once you speak with an agent, they can explain what the fee and upfront costs may be.

Best wishes.........

Hi Kathryn,
The fee is usually 1 months rent.
Sometimes the landlords pay it, or half of it. The rental agent will tell you up front.

If the listing is offering out compensation to another agent that is one thing. Find an agent in your area to help you with rentals.
