Hi cindy

you should be using your gross monthy income on the rental application.

As the other say, 'gross' is typical. However, when I look for a potential tenant I will often look at what they 'net'. I recently saw nearly 50% of the gross as the take home. Some people have a lot of deductions from their paychecks. The property manager may ask for a few recent pay-stubs to confirm employment and income.

Good luck,

Thanks. Now I know how much to budget. Looking for a 4 bd in North Fremont for less than 2200 has been frustrating.
