What is the best time (month-wise) to look at available rentals BEFORE the students snatch up all the good ones? Thank you

Rentals around the university go really quick. generally student are looking as soon as school gets out or right before. Because most students sign a year long lease in June or July (on the good ones) and the landlords know whether they are going to return or not before school ends so as to get a new tenant in right away....

You may get lucky and find one during the year when someone sells off a vacant one or moves out of the area and decides to rent it...However; that is not very common and almost like trying to find a needle in a haystack.

In NC where colleges start around Aug 20, students look at 2 times. Those who are current students who want to move the following year start looking in Dec to Feb. Incoming students start looking after they've heard in Mar/April, begin seriously looking in May, though continue through June. Leases are year long beginning in June, July or Aug. I wasn't specific about the month, sorry. Whenever you find a place you want to rent, snatch it up or it'll be gone as rentals are very competitive, at least in Chapel Hill and Durham.
