What are the intial payments included at the beginning of a lease for a rented apartment ?

In typical rentals in Ma the owners request a first, last and security. Some require an application fee. If it is a complex, they will only charge an application fee, and deposit, and you pay your rent or prorated rent at move in.

Usually intial payments are first, last, sec deposit=neg, and broker fee; some apts may required application fee.

It can vary but 1st month and last month's rent and security deposit. In honestly depends on the landlord and your lease. Everything is negotiable.

In addition to the first, last, and security mentioned below, landlords are also able to collect a re-key fee. Pet deposits are not legal. Security and Last could be negotiable based on your credit worthiness - if you are desirable tenant without the immediate cash flow due to transition they may be willing to forgo one or both of these, or at the very least, break down the payment over a few months so that when the end of the lease arrives, they have it. Brokerages are able to collect commissions ("finder's fees") if they are involved, generally one month's fee.

At signing you are typically responsible for the security deposit, first months rent, commissions, and possibly last months rent.

The answer to your question depends on many factors: tenant s qualifications and credit worthiness, and the LL requirements. LLs can ask for first and last, first and security, or all three.
