It can range between 10% to 1 months rent. Here are the services that I include for my clients

1. Market your property on over 25 Websites.

2. Create a Virtual Tour so that your property can be seen prominently via the Internet.

3. Market your property in various local publications.

4. Create marketing flyers to effectively promote your property.

5. Show your property to potential tenants.



Qualifying The Tenant and Renting your Property

1. Each potential tenant must complete our Tenant Application Form, which includes information about their past landlord(s), employers and information about themselves, which we verify for accuracy by contacting their references.

2. Conduct a Credit, Eviction and Criminal Background Check.

3. Negotiate rental terms, conditions and prices on your behalf.

4. Ensure all required forms are properly completed and provided to Homeowners / Condo Owners Associations in a timely manner.

5. Create and complete the Lease to Contract and have our Attorneys draw up the Lease between you and your new tenant.

6. Perform the Initial walk through as well as the Final walk through of your property.

Agents typically charge one month's rental rate (comes out to a little over 8%). Half normally goes to the listing agent and half to the renter's agent.

So if you rent your unit for $1000, the commission is $1000 - $500 to one agent, $500 to the other.

Services include being listed in the MLS, marketing, showings, negotiation, and lease preparation.

Our company charges 10 per cent of the gross annual rent or we may charge one months rent depending on the deal. We advertise, find you a tenant, pull credit score and write up the lease. We charge a $75 processing fee. Would love to work with you.

It varies based on who you work with. Our fee equals one months rent, which works out to 8.3% rent. We handle all of the paperwork, marketing and perform the background check, which the tenant pays for.

The typical fee/commission is 10% of the gross amount of the lease. The listing will be placed on the MLS (which in most cases will also be fed out to all the online real estate sites)and the 10% commission will be split evenly between the listing agent brokerage and the tenant's agent's brokerage. The listing agent assists the owner with drawing up the lease if it is a simple one, which most are. However, if it is a more complicated lease than one will need to have an attorney do that because agents are prohibited from doing so. Often it is the agent who supervised the move-in and move-out of the tenant.
The tenant pays for a background/credit check which can be ordered by either agent but the listing agent will review it for or with the owner.
Also, many brokerages now charge a transaction fee in addition to the commission. My company has a rental transaction fee of $95.00.
