Now is a great time to look at purchasing a home. Many people are not aware of the programs available for homebuyers to help them with the financing of their new home.
USDA Loans allow for no down payment, however, the area you are looking in is in a non eligible area. You would have to look a little further of the city for that program. To check property addresses to see if the home is in an eligible area you can enter the address at http://www.isitrd.com.

FHA loans have no geographic restriction and like RD has flexible underwriting guidelines regarding debt to income ratios and past credit issues. FHA Loans require a down payment of 3.5% of the purchase price

Of course if you are a military veteran you would qualify for a VA loan which has no geographic restrictions as well no down payment requirement.
