The rental market here in Oak Park, and the adjacent Agoura Hills area, is very fast paced. The best rentals tend to go very quickly, so my suggestion is meet with your Realtor of choice (I do Leases, and would love to help you), know the number of bedrooms and baths that would be ideal, the features you most want most in the home you are seeking, and your price point. Be willing to be flexible on amenities and to go a little bit higher in price if you need to...there may be competition on the most desirable properties. Then, have your Realtor run a search on what is currently available.
Look over the homes and go see the ones that interest you most. I always tell my clients to drive the neighborhood first, to see if it will work for your lifestyle. You don't want to be across from a school if you sleep during the day, or have to drive clear across town to a store or park if you have a nanny or family member watching the kids without a car. Find the one (or more, because some may have already been Leased) you like, and have your Realtor write Lease offers on at least the top 2.
One more thing..most Landlords are looking for a great credit report with a 680-700 credit score (minimum), however, due to recent events, some may be willing to listen to what impacted your FICO and make their decision based on your answers. Many run background checks as well with a host of new services available to Landlords these days. Tell the truth, always. I just had a client who had a blemish on his record, but it turns out it was another past tenant with the same first and last name. We got it cleared up and he is now in a one year Lease and very happy,.
