Asked by Denise, Atlanta, GA Wed Apr 17, 2013

Hi my husband and I are planning to relocate early next year. My husband work for CCR(coca cola refreshments) he can transfer. I work in the medical field and we have 3 kids. We are looking to rent a 4 bdrm home for at least 1200 a month. We were looking at Marietta. Can anyone give me any tips on where we can start and good neighborhoods to raise a family.

East Cobb is great good jump off point, but if your children are very young the closer to work, child care and home the better, so if you know exactly where you will be working is always my first question. And a 4 bedroom at $1200 a month with yard garage etc. in a good neighborhood may put you into the suburbs e mail me Lorraine@carribeangroup.com

Congratulations! I would love to help you find a neighborhood that fits your criteria. Give me a call or seen me an email and we can chat. If your husband is working at the coke campus on the west side of downtown and you were maybe lucky enough to work at one of the "pill-hill" hospitals then the north / north west corridors could be an excellent choice. I am able to give you a ton of stats on all of our Atlanta and metro area neighborhoods . Michael.connelly@harrynorman.com. 404-964-8009

Denise,

Marietta is an attractive community. Wellstone Kennesaw Hospital is a major employer in the medical field and has been expanding in recent years. With 3 children schools are an important consideration below is my blog post concerning schools. Check out the Georgia department of education link which provides detailed information about schools. Rentals move quickly, most rent in under 6 weeks. You can also check my blog on avoiding rental scams on Trulia.

If you are in a position to purchase, it is still possible to purchase the home you rent for about 60% of rental payment. Many people who feel they cannot purchase find a highly skilled mortgage professional can assist them obtain financing. Many people rejected in the past find they can buy today. HUD homes are available with just $100.00 down payments. First time buyers (have not owned in the past 3 years) qualify for some down payment assistance programs. Often the cost to close is less than the cost to move into a rental.

That would be a good choice.. I grew up in Marietta in the County. Really a great place for a family. I have sold many homes to coca cola employees but not recently. I sold new homes in Cobb for a lot of years. I sell both now. Our economy is rebounding. If you could move soon, and buy a house, you would be ahead of the game. Interest is below 3% for 15 yr mortgage. Prices are still down. Even if you could do a lease purchase and lock in your price. I live in the next county up now. My company came here and built in a planned community. I also would recommend this area. Our grandchildren are going to school here in the neighborhood. 12-17 yrs old. They are athelets.. A lot of players are getting full scholarships. We do have the Hope scholarship in Ga. as well. Rent for 4 bedrooms might be a stretch for $1200. I can recommend a medical opportunity as well. We have several here in the neighborhood that work at that facility. Let me know if I can help..bscyphrs@aol.com. we are a retired military family.

Hi Denise, that is something that Real Estate Agents are not allowed to comment on. There are a variety of such topics. The Fair Housing Act restricts the information that can be provided by a Real Estate Agent.

Off Limit Topics Include:
• Crime Statistic (including questions about whether a neighborhood is good or bad or safe)
• Demographics
• Environmental Concerns
• Household Income
• Religion
• Schools (including questions about how good or bad the school is)

Determining to the answers to questions on any of the topics listed above is something that you would need to do on your own. It is up to the individual to make their own determination about a specific area. If a Real Estate Agent were to comment on such a thing, it could be steering which is a prohibited act.

Some websites to try include:
