No-fee apartments in Boston

Asked by Trulia Boston, Boston, MA Tue Aug 7, 2012

Are there many no-fee apartments in Boston? I’ve never had to pay an agent fee. Is it possible to avoid?

No fee apartments in Boston do exist but at the moment they are very rare. The number of no fee apartments in Boston is directly tied to the number of available apartments and what concessions landlords are willing to give up. At the moment rental stock in Boston is at an all time low, at or under 1% vacancy in some parts of the city. This means that no fee apartments are almost unheard of.

Your best bet is to somehow find an old school land lord that has been renting on their own for a long time. They are a hold over from another time and are more or less removed from the current renting system.

A final note on rental fees: there is no free lunch. If you engage a professional to help you find a home expect to pay a fee plain and simple. If you do not pay the fee at the signing of the lease it is likely that money is made up by a slightly higher rent on the landlords part. So unless you are willing to put some serious time and energy into finding your own place and have several months to do it in, expect to be paying a rental fee.

They do exist but it's rare since the Boston rental market is on fire this year. You can always negotiate for 1/2 a fee but again that all depends on how nice the unit is and the demand for it.

Not many but there are some you just have to scour craigslist.
