Karen Langley, Renter in Mesquite, TX

My husband and I are looking to rent a nice home in Mesquite.The owner or agent must be willing to work with bad credit. Any suggestions?

Hi Karen,

Do you have good rental history? If you dont have good credit, at min you will need to be proven to have good rental history.

Try out Most of the properties are investor own and they are usually more flexible with credit score. Be prepared to pay up to 2 months of rent as security deposit.

I work closely with a great investor that has homes in the Mesquite and Garland area. We know the economy has affected just about everyone someway or another. My investor looks mainly into applicant's stable employment history, 2 yrs of verifiable rental history and income 3x the monthly rent. Contact me so that we may discuss this further.

Most will work with some bad credit as long as there is good and verifiable income (usually 3-3.5x rent) and rental history. If credit is very bad and/or there is negative rental sometimes extra deposit (usually 2x) can overcome! Sometimes not being that it is a strong rental market and landlords can and do demand higher rents, extra deposit, higher pet deposits etc... All based on supply and demand and houses these days are going in hours not days so you need to be prepared to jump when you see something that suits your needs.
