Dear Noemi,

I'm sorry to hear you've had some rough times. By the time you get a foreclosure AND a bankruptcy on your credit report, the FICO score is going to be low. I am a Certified Instructor in Credit Repair, so I can show you how to bring your score back up. But it will take time.

The criteria for accepting a tenant's application is totally up to the landlord, or property manager, for each house. Most will not accept someone with late payments, or missed payments, on a mortgage. Since you say you had a foreclosure, I will assume there were missing payments. It might depend on how long ago these items showed up in your history, but you said it was "recent", so that is going to be held against you. The chances of you finding a nice house for lease where the property manager will let you have it are pretty silm, but you might offer a large cash deposit up front with your application, and see if that sways their decision.

One option is to rent an apartment for a year and pay the rent early every month. Then get a letter from the manager, and submit that with your application to rent a house next year. Offer to set up a direct draft from your bank for the rent. Or, better yet, pay the rent for six months in advance. You will have to take aggressive measures to get your credit rating back.

Whatever you do --- do NOT make a late payment after having filed a bankruptcy!

When are you coming down from Wisconsin?
When do you need to rent a house? To pick up the keys, you will need to pay the first month's rent and the security deposit. And if you have any pets, then there will be an additional deposit. You threw this question out there in December, and now it is February. We are standing by to help you get the right house, but we have to know when you will need the keys to one.

There are things you should be doing to improve your FICO score right after filing a bankruptcy. If you will get in touch with me, I'll help you bring that score back up. (No charge.) You are actually a very good credit risk right now, ---because you can't file for bankruptcy again right away. Most creditors know that rule, and so they will be more willing to lend to you. I have a 3 bedroom house in mid Fort Worth for $1,100 plus utilities. It's been completely remolded inside, actually still has a weeks work to complete it.
As far as I'm concerned, having a bankruptcy and foreclosure is not a reason to punish someone further. There are many very good people out there that have lost their homes, and of course there are many bad people as well. So I dont tar people with the same brush.
I'm from New Zealand, but I live in Fort Worth, and just love Americans and the country a lot, but if there is one thing I hate about being here is the awful credit system.
I just hate to see it, but if someone gets sick and logs up terrible medical bills, because of such charges as $30 for an aspirin etc etc. Then like vultures everyone swoop down on that person, including banks, insurance companies, employers etc etc.
Oh dear me, I love Americans, my wife is an American and my three sons are. However I just hate to see the people I love being treated in such a sad way! It's not good.
