Is there any hope of finding a nice apt in Brooklyn even with bad credit? Income is great and willing to put an additional deposit!!!!

We are a couple both working for the City of New York looking for a nice apartment in Bensonhurst, Midwood, Bay Ridge, Sheepshead Bay or Dyker Heights - maybe even Staten Island. Combined income is about $73,000 but credit it bad. Employment is over 2 and a half years and can very well be proven. Looking for no more than $1200 monthly rent. Please someone help us find a new apt that would overlook our credit so that we can start a family in a better place.

Much will depend on the individual landlord. If your credit becomes/is an issue, consider being upfront, be prepared to show proof of employment/pay stubs, possibly have some reference letters handy, etc.; you can also consider prepaying some of the rent, provide additional security money, consider a guarantor, etc.

The answer really depends on why your credit is bad in the first place and what you are doing to improve it. Establishing a track record of good credit, after having your score go down due to various reasons is very important. You need to show that you aren't a risk. A credit report is one of the tools landlords use to determine risk.

Other things you can do is to get a guarantor. A guarantor will "guarantee" the rent if you default on it. The guarantor must have good credit, generally live in the tri-state area and usually needs to make 80 - 90 times the monthly rent.

It will take some time to find a landlord that is understanding and willing to overlook bad credit, but they exist.

Anything is possible. Not eveyone in the world have good credit and you're only renting an apartment, not borrowing money from a bank for a loan. Give me a call, maybe I can find you a place.
