In addition, while the rental deal might not be in terms of dollars, we are seeing sellers who are now willing to rent great homes that normally would not be available for rental. Not however in the $1200-$200/month price range.

I would have to agree with Carol this is not particulary a renter's market. I have been seeing a lot of rental properties pirced right and inventory going fast. Personally I have been in several tenant represantation situations over the past few months where we were competing with other tenants to rent a property. My best advice if you are looking to rent is that if you see something you want and its fairly priced, don't wait because there are a lot of other renters out there looking for the same.
I would be glad to give you a hand if you would like.

It is my opinion that it is NOT a renter's market. Due to the fact that financing guidelines have tightened, many would-be buyers are now looking for rentals. There are also many renters who used to be home-owners. At this time, there is certainly not a glut of rentals on the market, in my opinion, so don't look for too many discounts.
