The listing agent for the rental will pay a small percentage finder's fee to the renter's agent. The renter/buyer never pays a commission in the state of Florida.

Commissions are established between the Broker and the Owner, with Listing Agreement. Prospective Tenants (customers) are not responsible for commissions unless an agreement has been established between the Tenant and the Broker, where as the Broker is being paid to represent the customer as single agent.
