Christy...Having to give a 60 day notice does make it challenging with the rental market so good right now. You can look at properties in March, and it's likely similar properties will be available in April for you to get. You and your agent, just have to hurry to be the first one there. It will help you to have fairly good credit, and good rental history. Sometimes you just have to take a place earlier than you need it to get the application approved.

You can get a list of homes in your price range sent to you so that you can have an idea of what's on the market currently but if you are going to rent a condo or townhome from an individual landlord majority of them will require you to move in within 30 days. Leases go extremely quickly once you find the one your interested in. So you want to be prepared. I think having more of a deposit to put down or agreeing to give a portion of the deposit to the landlord if you do not follow through with the lease agreement would be a great way to show good faith to the landlord and make your chances greater at securing a property 60 days before move in. With all of that said every landlord is different so there is always an exception to the rule so you might luck up and not have to do any of what I mentioned to secure a property 60 days out. As you may well know, the market here on rentals is very tough. You have a couple of options. Once is to give notice, and then look, or likely pay rent on two places at one time. Rarely do we see rentals come up where move in date is 60-90 days out.
I know that makes people nervous, but that is in most cases the way the market works.
If you see a place you like in many if not most cases you will need to lock it up and start paying rent in a couple of weeks. Otherwise your competition is ready to move in right away and will beat you to the listing.
