Guess what happens when it comes time for you to try and pay off a rent to own contract. The mortgage underwriter MUST follow the rules and they will NOT match what you and the seller put in a rent to own contract. This is one of the reasons I have NEVER paid off a lease to own contract for a “buyer” in the last 20 plus years. Save your hard earned money and fix whatever issue is keeping you from actually buying a home and getting the title in your name.

So is it smarter to just rent a home and when it comes time to us wanting to purchase that home, start there with getting a loan etc?

Hi Jennifer,

I am afraid I am not your man for the job. I am a real estate agent in Scottsdale, Arizona.

However I do have experience helping home buyers find rent to own, lease option and seller financing homes. There are many risks associated with a rent to own transaction. I wrote about them in my blog here in Trulia -> http://www.trulia.com/blog/MyFirstHouseAZ/2013/01/rent_to_ow…

Although I wrote it based on my experience doing real estate here in Scottsdale and Phoenix metropolitan area, you will find similar risks and pitfalls in any other area.

And before I let you go, have you considered doing a seller financing instead of lease option? That might be an option for you. I will be glad to share my thoughts on seller financing even if I can't help you directly.
