It all depends & things like commission are negotiable!
One thing to keep in mind is that what the market has seen for the average leasing commission can be a full months rent, a percentage of a full months rent or a percentage of the full months rent x number of years leased.
One other thing to keep in mind or find out is if your rental company or brokerage is paying a commission to an agent that brings a renter or not. Usually at this price-point, many people will be using a broker/agent to assist in the finding a property they want to lease.
Offering a tenant broker commission may be necessary to get the proper exposure to your rental.
One important thing you keep in mind is you get what you pay for!
If a rental company is willing to cut their commission, they MAY NOT be able/willing to offer you all the services of a "full" services rental agreement.
