I am trying to find a apt/home/condo for my son, girlfriend and a 1 yr old. He is a hard worker and works for a reputable company for 3 yrs and works regular hours plus alot of on-call work/stable worker. She works part time. The least they could pay is 600.00/mo and most 750.00. In need asap. Preferably around Powers Ave or near. They are the cleanest people I have ever known. Good people just having a hard time. Credit is not so good. Needing something ASAP. Looking for 2 bdrm, 1 or 2 baths or 1.5. Thank you.

You need to find a private renter that might have a garage apartment. You need to start rebuilding your credit. I recommend you make appointment with Consumer Credit Counseling Services and sit down with them and go over what to do. It is a free program paid for the the federal goverment. They are located on Atlantic BLVD in San Marco. Call me if I can assist you 904-962-8089. Thank you, Don

Hi Todo,

I agree with the other agents it would be best to clear up your credit. In addition, Kickstart your 2011 homebuying resolution by starting a "Home" savings account at an high-interest, online bank (the discipline-boosting goal is a bank that isn't super easy to transfer funds out of when you run low on cash), and set up an automatic deposit into it every payday. Good luck with your apartment hunting. You can contact me also with your email address and I can put you in touch with our Property Managment department.

Todo, I would say your best bet is to look for a private owner rental on craigslist, rather than going through one of the property management companies or apartment complexes.

Once you have a place, make a belated New Year's Resolution to make 2011 the year that you improve your credit rating. You don't need a company to help you, especially one that charges fees. Simply resolve to:

Pay your bills on time
Pay cash or don't buy anything
Pay down your credit card debt as much as possible
Curb expenses by cutting down on unnecessary spending
Do not make application for any credit cards or loans for awhile to lower inquiries on your credit report

Resources: Dave Ramsey's books, "The Total Money Makeover", and "Financial Peace Revisited" will help you get on a budget and stay out of debt. is a very good website to learn how to improve your credit score yourself.

Best of luck to you.

Contact Gail Simmons and tell her Bill Polack referred you. They do a great job in cleaning your credit. I do not receive compensation. Getting your credit cleaned up will result in lower insurance payments, better rates on loans. Go Jags!

How bad is bad credit? This is the question, what are you looking for in a rental. Check out my website at http://www.mikejoyhomes for some rental propertys in Jacksonville. you can email me directly at, once you are on my website and registered, you will get the rental listings for free. I will pre-screen the rentals to see if credit is going to get in the way of you getting a home to rent.
