There are landlords who love sections 8. It can mean a guaranteed rental payment. However there are landlords that will never take it again after being burned by a bad tenant. It is very hard to evict a sec 8 tenant who can rack up a huge damage bill in a short period of time. Working with a good rental agent helps in sorting out whoch rentals will take sec 8 or asking your local office for a list also will help. Good luck with your search.
Section 8 will stop paying the landlord if the house does not pass the yearly inspection. The rental payment doesn't begin until the home passes a follow up inspection. This process gives some landlords the wrong impression about the program. You're best bet is to know exactly what your total rent can be based on your voucher(sometimes the voucher can include utilities). Then, put together a solid application that has your rental history and work history. When you speak with landlords, explain to them the process of making their house eligible for section 8. Thanks Molly! I can tell you however, that my caseworker hasn't really been much help. The listing that she says she goes to, "Go section 8.com', is the same one that we access daily, she says that she does'nt have any more listings to offer. I am about 62 points away from being where I need to be in regards to accessing my VA Loan. I will definitely look into home ownership. Do you or anyone else out there know of someone who could help in this area?
