I have a new job in the Druid Hills area. I would like a 2 Br and 2 Bth condo or apartment in that area or Buckhead. I'm rebuilding credit score.

1. Get with a lender(s) for opinions on the best and quickest way to get your credit back up.

2. Get intimately familiar with the area if you're not already.

3. The condo market, especially under 200-250 is a bit overenthusiastic right now, prices are being paid that don't make sense. Bubble isn't crazy to say.

4. I'd look at renting for a year, get the credit squared up and develop a history with the job. Find a agent that's a straight shooter as opposed to "it's a great time to buy - no matter the time" agent and be careful. When the investors pull out of Atlanta - and that isn't going to be long before they find something better than real estate - prices will sag.

I am more than happy to assist you if you aren't already working with an agent. My background is in Property Management and I have relationships with every apartment community in Atlanta and can help you find the perfect one that meets your criteria and has the flexibility to work with challenged credit. They won't accept your application with an eviction, but otherwise you should be fine.

In the private sector, rental availability is very limited and you typically are competing against several other applications for the same property. If their credit or situation sounds better than yours, most of the time you lose out. Apartment communities have had more exposure to challenged applicants due to the collapse in the housing market and are usually more eager to move in applicants on the rebound.
