I am trying to rent a place and there are 3 of us who would be staying together.

One of the owners I contacted said he can only allow 1 person on the lease since it would be a legal problem for him in the case where 2 people leave and 1 person doesn't leave and cant pay the rent. Wouldn't that be a legal problem for us and not him? We don't plan to leave before a year.

Generally a lease agreement would make every tenant liable for the whole amount owed. If your room mate caused damage then disappeared, or simply didn't fulfill the lease, you could be forced to pay. So yes it is a problem for you.

The owner is concerned that one tenant wouldn't be able to pay the complete payment but may not move out when the rent isn't paid in full. Even if he can expect to be able to legally go after any or all of you to pay he can decide if he wishes to deal with it. Getting money from someone who doesn't have money is hard.

Lenders often have a similar criteria. If either a husband or wife has a terrible credit score while the other has an excellent score, the loan may be more likely approved if only the borrower with the excellent score applies for the loan.
