I am looking to rent a townhouse. Can the landlord have a $70 deductible for repairs ?

The lanlord wants to add an addedum that says that they will only pay for repairs over and above $70 and I am responsible for the first $70. Is that legal in California ?

There has been an increasing in claims by the tenants that they are entitled to get repairs often without landlord or property manager's approval. It costs money to send someone over investigate the problem. This deductible is to protect owners to think twice before acting upon themselves.

Yes, I just leased an apartment and her deductible was $50. Anything over $50, the landlord would take care of. Anything less, she was responsible.
